Wayne stays personally involved from the estimate through completion, so the person quoting your project is the person accountable for it.
Every structure is designed around your home, your goals, and your outdoor space — matched to your roofline, colors, and how you actually use the yard.
Every project includes a 5-year labor/workmanship warranty, with final terms provided in writing in the project proposal.
A limited lifetime aluminum-frame warranty applies where applicable — framing components only, not labor or screen material. Phifer manufacturer screen warranties vary by the product selected.
Nine ways we make Gulf Coast backyards usable year-round — each one engineered, permitted, and installed by the same owner-led crew.

Explore Pool Enclosures
Real shade through a Texas afternoon and cover from sudden Gulf Coast rain, so the patio stays usable for grilling, sitting, and entertaining instead of sitting empty half the year.
Explore Patio Covers
Shelter vehicles from relentless Texas sun, rain, hail, and wind-blown debris. Aluminum framing that will not rot, warp, or need repainting every couple of years.
Explore Carport Covers
Natural light, an unbroken view of the yard, and a comfortable enclosed room you can use when it is too hot, too wet, or too buggy to sit outside. Built on engineered aluminum framing.
Explore Glass Rooms
Open-air shade and real architectural presence over a patio, pool deck, or seating area. Outlasts wood without the sanding, staining, and rot that Gulf Coast humidity brings.
Explore Pergolas
Full screen walls that keep mosquitoes and love bugs out while airflow keeps moving through, with clear sight lines to the yard. The difference between a patio you walk past and one you sit on.
Explore Screen Enclosures
Retractable screening across the garage opening. Leave the door up for airflow, keep the bugs out, and use the space as a workshop, gym, or shaded hangout — then roll it back when you are done.
Explore Garage Screens
Panel replacement, tear and seam repair, full rescreening, and hardware fixes. Brings a sagging or storm-damaged enclosure back to working condition without replacing the whole structure.
Explore Screen Repair
Motorized screens that drop for shade, insect protection, and privacy, then raise out of sight for a fully open-air patio. One space that works morning, afternoon, and evening.

Cost, wind performance, permits, timing, and materials — answered plainly.
Pricing varies widely based on size, linear footage, height, and the features you add — but here are realistic starting ranges:
Send photos and rough dimensions and we can narrow the range quickly, then confirm it with an on-site measurement and a written estimate.
Wind-load requirements are determined for the specific project address and structure. Where applicable, Simmons Home Design coordinates site-specific wind-load engineering, permitting, required inspections, and the Texas Department of Insurance windstorm-certificate process. No contractor can promise hurricane-proof performance; actual performance depends on the final design, installation, site conditions, maintenance, and storm severity.
Possibly. Any insurance effect depends on the property, project, carrier, policy, and documentation required. Where applicable, we coordinate site-specific wind-load engineering, permitting, and the Texas Department of Insurance windstorm-certificate process. Confirm potential coverage or pricing effects directly with your insurance agent before making a decision.
We build across Greater Houston and the Gulf Coast — including League City, Pearland, Friendswood, Clear Lake, Seabrook, Katy, Sugar Land, Missouri City, Angleton, Lake Jackson, Galveston, and surrounding communities in Brazoria, Galveston, and Harris counties.
Timing depends on scope, engineering, permitting, material lead times, weather, inspection scheduling, and any coastal windstorm requirements that apply to your address. As a general planning estimate, many projects fall in a 4–8 week window from signed agreement to completion. Larger pool enclosures, fully custom builds, and coastal projects can take longer. We give you a realistic schedule for your specific project rather than a fixed promise up front.
Simmons Home Design coordinates applicable project engineering and city or county permitting where included in the written scope. For HOA review, we can provide applicable project-specific drawings, dimensions, colors, and material information included in the agreement. Homeowners remain responsible for confirming and submitting their association’s application unless the written Simmons Home Design agreement states otherwise. Approval cannot be guaranteed.
We build with structural-grade aluminum framing designed for Gulf Coast conditions — corrosion-resistant and low-maintenance, with framing and connections selected according to the project-specific design and applicable engineering requirements.
For screening we use Phifer products, including standard 18×14 fiberglass, no-see-um mesh, pet-resistant screen, and solar screening. Manufacturer screen warranties vary by the specific Phifer material selected, and the applicable terms are confirmed with your written proposal.
In most cases, yes. During the on-site consultation we inspect the existing slab to determine whether it can support the project-specific anchoring and engineering requirements. If it cannot, we will tell you what the slab needs before we quote the structure.
We’ll walk your space, answer your questions, and give you a clear, no-pressure estimate.
